Yes, there are many programs that require less than a 20% down payment. If you are a qualified veteran, you can purchase a home with a zero down payment via a government back VA loan. USDA (US Dept of Agriculture) loans are also zero down. FHA loans are available with as little as 3.5% down and some conventional loans with 5% down. There are also grants for buyers in certain categories.
