PROPOSED MEIJER
STORE UPDATE
The Zoning Commission conducted a public hearing last Wednesday to hear comments from the public regarding the proposed zoning change (R1 to C1) to accommodate a new Meijer (pronounced MEYER) store behind Spitzer’s on Aurora Road. The hearing was attended by over 100 area residents and those who spoke were all opposed to the changes.
The purpose of this update is not to share my opinion on the matter but to clear up some misinformation that I heard at the hearing and read in some letters.
Some who spoke during the hearing mentioned residents having the right to vote on the zoning change that would be required to build the store. The law does NOT permit residents in townships to vote or otherwise determine zoning changes. While the Zoning Commission will make a preliminary decision, the Board of Trustees have the exclusive authority to render a final decision if the Commission recommends a change.
Some residents are also under the false impression that the proposed Meijer store would increase our tax revenue. Unlike cities and villages, townships cannot collect income taxes except through a J.E.D.D. agreement with a nearby city or village. In other words, we will receive no income tax revenue if this store is built.
From this point on this is what could be expected in the near future …….
The matter is still in the hands of the Zoning Commission. It is up to them to decide if they will recommend or deny the proposed zoning change. If they deny the change then the matter will be ended unless Spitzer and/or Meijer representatives decide to fight the decision in court or attempt an annexation.
If the Zoning Commission recommends the proposed change then the matter will go before the Board of Trustees who must then conduct a public hearing. Then, at a regular or special Trustees meeting, the three of us will decide the matter. If we vote to accept the Commission’s recommendation then the change will take effect immediately. If we vote against it then the matter ends or we could face a court challenge or possible annexation of the property.
Stay tuned for future updates!
