Twinsburg Planning Commission Backs Aurora-Chamberlain Corner for Residential Rezoning (VIDEO)

The Twinsburg Planning Commission met on January 27, 2025, voting to recommend the rezoning of a property at the southwest corner of East Aurora Road and Chamberlain Road from commercial to residential use. The meeting, which began at 6:30 PM at the Twinsburg Government Center, focused primarily on this rezoning request.

Robert Benjamin of Heritage Development presented the rezoning application, seeking to change the property’s designation from C2 Community Commercial to R5 Single Unit Open Space Cluster Zone. Benjamin explained that a similar proposal narrowly failed in the previous election, losing the ward vote by just 13 votes while winning the overall city vote.

The proposed development would feature cluster homes with first-floor master bedrooms, targeting empty nesters and Twinsburg residents looking to downsize. Benjamin highlighted Heritage Development’s experience in the area, including their development of Whispering Woods across the street and current work on an 85-lot development at the former Kent State Golf Course.

Commission members noted that while the site plan was provided for reference, their recommendation pertained solely to the rezoning request. The Commission also discussed that some supporting documentation referenced outdated code sections and would need updating before the May ballot.

During the communications portion of the meeting, commissioners engaged in discussion about an upcoming school levy ballot issue, though this was not part of the formal agenda. The reduced levy proposal, which commissioners noted faces logistical challenges, includes potential property considerations near Chamberlain Trail.

The meeting concluded at 6:46 PM after the Commission voted to excuse an absent member. The rezoning request will now move forward to City Council, with the possibility of appearing on the May ballot for voter consideration.
