Macedonia Planning Commission Approves Two Major Industrial Projects and Lot Consolidation

The Macedonia Planning Commission met on April 21, 2025, approving two significant industrial developments that promise to enhance the city’s economic landscape. The commission also addressed a parcel consolidation request for a property on Valley View Road.

Industrial Developments

Specialty Lubricants – 8300 Corporate Park Drive

The commission approved plans for Specialty Lubricants to construct a nearly 50,000 square foot addition to their existing facility. The applicant addressed several concerns from previous meetings, including switching from chain link fencing with privacy slats to board-on-board fencing for the outdoor storage area. The commission requested that the fence height be reduced from 12 feet to 10 feet.

“As long as it’s not up by the road, I think 10 feet would be a little more appropriate,” commented one commissioner during the discussion.

The company previously secured a parking variance at the March 19th BZA meeting. Final approval is subject to administrative review of several items, including rooftop unit locations, landscaping details, and fence enclosure plans.

Peak Nano – Valley View Road

In a more extensive discussion, the commission approved plans for Peak Nano’s new 240,000 square foot facility after addressing concerns about rooftop mechanical unit screening. The applicant provided detailed sight line studies showing that the units would be barely visible from Valley View Road at a distance of approximately 700 feet.

Trevor, the applicant’s representative, explained, “The reality of actually seeing the rooftop units are slim… the average distance is about 700 feet from Valley View.”

After reviewing the studies, the commission determined that screening would not be necessary with the stipulation that no mechanical units taller than six feet be placed within 40 feet of the front of the building. The commission also required additional evergreen landscaping to further obstruct any potential views of the roof.

Other conditions included ensuring the dumpster enclosure matches the building materials and addressing access issues involving Norfolk Southern Railroad property. The applicant also agreed to remove a proposed road to potential future development from the plans.

“As soon as he moves, that lease disappears, and he’s got to move those trailers,” Trevor explained regarding the current property owner’s arrangement with Norfolk Southern for trailer storage at the rear of the property.

Lot Consolidation

9764 Valley View Road

Though no representative was present, the commission approved a request to consolidate a portion of parcel 33-26-8 (approximately 35,000 square feet) with the existing parcel to the south (33-01195). The consolidation will increase the southern parcel to 2.1167 acres while reducing the corner parcel to 3.3148 acres. Both parcels will maintain their current zoning designations.

The meeting concluded with the commission noting that the owner’s signature is required on the final plat before the chairman and engineer can sign off on the approval.
