City of Macedonia Planning Commission Reviews Major Industrial Expansion, Signage Requests (VIDEO)

The Macedonia Planning Commission met on February 10, 2025, to review several development proposals, with the major item being a substantial industrial expansion project for Specialty Lubricants.

Specialty Lubricants presented plans for a 49,680-square-foot addition to their existing 67,582-square-foot facility at 8300 Corporate Park Drive. The expansion would nearly double their current manufacturing and distribution space. DSC Architects, representing the company, detailed plans for precast concrete construction with architectural features intended to complement the existing building.

Key discussion points centered around:

  • Parking requirements, with the site currently providing 123 spaces versus the 189 required by code. The company indicated actual employee count of 85 suggests lower parking needs, but will need to seek a variance.
  • Architectural harmony between the existing brick and metal building and the proposed precast concrete addition
  • A proposed outdoor storage area, which the commission recommended should use board-on-board fencing rather than chain link with privacy slats
  • Stormwater management, including a new retention basin near the entrance
  • HVAC screening and placement considerations

The commission granted preliminary approval subject to several conditions, including addressing the parking variance through the Board of Zoning Appeals and making architectural refinements to better integrate the addition with the existing building.

In other business, the commission reviewed signage proposals for Digital Print Solutions on Freeway Drive, which included wall signage and instructional signs. The applicant agreed to reduce instructional sign sizes to meet code requirements and will use aluminum breakaway posts for safety considerations given their location.

The meeting had full attendance with Mr. Westbrooks, Mr. Roberts, Mr. Cox, Mr. Wallenhorst, and Ms. Meske present. City staff including the planner, fire inspector, engineer and building commissioner provided technical review and recommendations for the proposals.

The next regular meeting is scheduled for March 17, 2025, with submission deadlines of February 21, 2025 for new applications.
